Four Seasons Kuala Lumpur is a mixed development consisting of serviced apartments and a 65-storey hotel, located at the centre of Kuala Lumpur.
The hotel construction was affected by understrength concrete casted at the lower floors of the building. JTK Consult (JTK) was appointed by China Railway Construction Corporation Malaysia Berhad (CRCC) as specialist consultants to review the understrength concrete problems for the critical elements. The concrete problems were detected and honed down to columns. The column design capacity was assessed and remedial works options were considered. JTK designed the column enlargement details for these non-compliant elements, ensuring the structural capacity of the building was reinstated to the original design intent. JTK undertook the defects investigation, remedial design and implementation on site. Arising from the issues on site, JTK assisted with the setting up of the concrete plant audit and plant quality control procedures. In addition, JTK was also involved in plant checks and laboratory tests for new concrete grades over a critical period before hand over to the Contractor’s team.
