Facade Condition Assessment at Mandarin Oriental Hotel

We were engaged by Natcon Kumagai Joint Venture (NKJV) to undertake inspections of the critical building cladding elements of the hotel following construction and hand over prior to the commonwealth games in 1998.

The scope of work was split into three main phases and included:

  • Inspection and review of weather-proofing –  primarily concerning sealant joints at cladding interface areas such as the curtain wall and pre-cast panels;
  • Inspection and assessment of the curtain wall external aluminium features and general condition and;
  • Inspection of stone soffit cladding and subsequent structural analysis to check on integrity of installed panels. This included a review and check of stone properties and strength as well as fixing techniques.

Our consultancy and recommendations enabled the client to determine the areas and elements of the hotel which required remedial intervention to enhance the performance of the building envelope – including such critical aspects like structural integrity, weather tightness and durability, and to ensure high levels of public safety.
