Ixora Apartments, Kuala Lumpur

JTK Consult (JTK) was engaged by MMCEG-Gamuda JV (MGJV) to undertake a condition audit and review of defects at IXORA Apartments to assess the present condition of the buildings. The investigation was deemed necessary to confirm if vibrational loads due to adjacent blasting activities and settlement due to water draw down was affecting the structural integrity of the building.

The IXORA Apartments are situated in Jalan Tun Razak, Kuala Lumpur adjacent to the Pandan Roundabout and within a Zone of influence ~100 to 250 m from the construction activity being undertaken as part of the SMART project at the North Junction Box (NJB) and the North Ingress/Egress (NIE) tunnel access points. The IXORA development consists of 4 blocks of high rise apartments with Blocks 1, 3 and 5 being of identical construction. The apartment Blocks 1 and 7 are of 9 levels while 3 and 5 are 10 levels consisting of 304 units.

The investigation involved 3 phases of work:
Phase 1: Condition audit and defects survey
Phase 2: Detailed monitoring review and structural assessment
Phase 3: Ongoing assessment during construction activity.

Based on the audit and a review of the monitoring results remedial action was proposed and undertaken under supervision. It was also concluded that some of the defects which were noted were related to the original poor construction where poor cover provisions had resulted in concrete spalling problems which were not related to the adjacent construction activities.
