JTK Consult (JTK) was engaged by The Securities Commission Malaysia to undertake a condition audit and defects assessment of both the internal and external elements of the Securities Commission Headquarters, Kuala Lumpur. In this connection, an on-site survey of visible parts of the structure, a M & E evaluation and a review of the Audio Visual provisions was undertaken as a record of the state of the facility at the time of the Survey.

The Securities Commission Headquarters is situated at Bukit Kiara, Kuala Lumpur, approximately 10km from the city centre. The development is a six storey Office complex with a five level basement and a glazed roof top level designed as an Atrium. The mechanical plants including the chillers are all housed at level 6.

JTK visited the securities commission building site during the period from mid April 2010 to mid May 2010. A detailed survey was undertaken by experienced personnel from JTK and Media Prima. The intention was to understand existing issues associated with the building and to map out visible defects of the structure, review M & E shortfalls and consider the options for upgrading of the AV system.

A significant amount of cracking, water staining and leakage, poor ramp drainage detailing and localised problems at the diaphragm wall were noted. There were also signs of concrete erosion and corrosion damage at some locations.

The overall electrical system in the SC building was found to be in an acceptable condition accept for some minor rectification, repair and replacement work to be carried out.
