Troika Condominium, Kuala Lumpur

We were engaged by IJM Construction Sdn Bhd to undertake a review of the issues associated with achieving tonality of Concrete precast wall panels at Troika Condominium in Kuala Lumpur.  The troika project is a prestigious High Rise condominium in the Kuala Lumpur city centre.

IJMC appointed a specialist precaster to produce and install permanent pre-cast concrete formwork (PCF) for the shear walls at Troika which forms the primary structural support systems for this high rise development.  The shear wall finishing was to be made of a mixture of marble/granite chippings, white/grey cement and selected grains giving a pre-finished texture when acid washed. Due to the critical requirements for aesthetic uniformity there was a requirement for a full scale prototype wall construction. During production there was a problem achieving the tonality in a consistent manner to match the agreed colour range at the mock up stage. We reviewed the background to achieving tonality and consistency of concrete for architectural requirements and the key reasons for the problem as part of an expert determination to assist with an Arbitration between IJMC and their pre cast sub-contractor.
